Grading Tasks For New Home Construction
Lot-by-lot grading is broken down into 4 distinct stages, ensuring a professional and stable base for your project.
1.Site Prep
This first stage prepares the lot for home construction, starting with erosion control compliance and installation of a temporary construction drive, silt fence, and silt fence outlets. Organic soils are scraped from the house box to establish a clean, stable base for the foundation. Undeveloped lots may require clearing and lot grading to prep the lot for the foundation.
Stage includes: Lot scrape, lot clearing, demolition, basement excavation, initial site grading, temporary construction drive, driveway culvert pipe installation, silt fence, silt fence outlets, dirt export from organics scrape.
2. Backfill Foundation
With the foundation in place, the focus shifts toensuring water flows away from the home. Dirt isbackfilled against the foundation and appropriate fallis established away from the house and into swales.For crawl space foundations, the crawl is graded todrain and the foundation is waterproofed withemulsion, pipe, and stone in order to effectively drain.A rough grade is then performed across the lot, withswales fully defined and water flow patternsestablished.

3. Rough Grade with Driveway/Sidewalk Cuts
As concrete work approaches, dirt is cut to the proper subgrade for driveways and sidewalks. The temporary drive is removed, and the area is prepared for framing and pouring. A rough grade is then performed across the lot to ensure the lots drains appropriately.
Stage includes: temporary construction drive removal, cut/prep grade for driveway and sidewalks, rough grade, dirt/stone export.
4. Final Grade
Once concrete is installed, we match the final grade to the new surfaces and ensure the entire lot is graded appropriately. Silt fence is removed, and the site is left clean, drained, and ready for landscaping and sod installation.
